We do not leverage our assets. Ever. That means when we make an offer, it’s cash, because we are in a 1031 exchange. That means we need to close quickly so we will be the most competitive on our closing timeline.
We value vacancy—a lot. We prefer centers with vacancy, so while some acquisition companies will view that as a risky asset, we prefer it.
Limited approval process. Fast decision. There isn’t a huge committee of people to jump through. It’s a small team, and our principals make decisions really quickly, so if we like an asset, you will know quickly.
